Ivy Property Group, LLC, a leading and growing property management company in the single-family and multi-family industry, has an opening for a Licensed North Carolina Real Estate Agent to fill a Property Manager position.
Job Summary
A Property Manager is responsible for all operational and financial aspects of a residential portfolio with 25-100 properties. Results are achieved by facilitating the optimum performance of the properties in areas such as management, leasing, collections, resident services, maintenance, revenue enhancement, improvements, and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing. This is a commission-only position. This is a work-from-home position where you set your hours and manage your responsibilities. To be highly successful, some weekend and evening work will be necessary. Qualified candidates will also be able to list homes for sale and work with buyers/investors to acquire properties. Ivy Property Group has a collaborative environment to help all agents succeed.
Qualifications/Requirements

Education: High School Diploma/GED required; some college beneficial

Work Experience: 3+ years of experience in the real estate or property management fields

Licenses/Certifications: North Carolina Real Estate license or the ability to acquire one in a timely manner

Property Management Software: Experience with Appfolio or similar platform OR demonstrated proficiency to learn a new platform quickly with online training

Location: Initial portfolio and expected growth in the Charlotte area; open to discussions with candidates interested in the Asheville area

Communication: Honest, timely, and accurate communication with all property owners, tenants, vendors, and staff

Transportation: Appropriate vehicle, driver’s license, and insurance
Primary Responsibilities

Procure new investors with investment properties to list properties with Ivy Property Group
-
Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents

Show vacant and occupied properties to potential residents
-
Plan, organize records, and set goals for each property
-
Assist with rent collection
-
Conduct market analysis to set rental prices
-
Process and approve lease applicants
-
Administer HUD recertifications, if applicable

Evaluate current market conditions and competition
-
Increase revenue while maintaining controllable expenses, including revenue collections and delinquency control

Provide customer service to residents, resolving any issues that may occur and ensuring maintenance service requests are completed in a timely manner

Correspond with property owners to ensure their satisfaction and understand their goals

Correspond with residents about community events, maintenance activities, and lease violations

Obtain bids and manage renovations and repair projects

Maintain curb appeal and home values by walking/inspecting property and vacant units

Ensure company policies and procedures are met

Attend court proceedings, as necessary

Assist other property managers, as necessary
Essential Skills and Abilities

Administrative Skills: data entry, filing, answering phones, familiarity with legal aspects/fair housing laws, familiarity with company policies and procedures

Analytical Skills: ability to create and manage property budget, review and analyze current market conditions, analyze property reports (occupancy, accounting, payments), ability to play an active role in acquisitions of new properties

Communication/Language Skills: ability to communicate with all staff levels, residents, vendors, and prospective residents; ability to correspond with all contacts via letters, memos, newsletters, and emails; ability to present material to staff

Computer Skills: Gmail, Google platform, MLS

Coordinating Skills: ability to coordinate resident functions, staff meetings and functions, prioritize and delegate tasks daily, handle emergency/unexpected situations, set future goals

Creative Skills: ability to be creative in marketing, leasing, property acquisition

Manual Skills: willingness to pick up trash, clean, sweep, and perform other general manual duties, as necessary

Maintenance Skills: general knowledge of maintenance is helpful when acting as liaison between maintenance staff and residents

Mathematical Skills: ability to calculate lease balances, move-in costs, pro-rations, special rates (e.g., pets, garages), late fees, bank deposits, discounts

Other Skills: confidentiality, customer service, decision-making, patience, respect, teamwork
Working Conditions
Work is typically performed at home or in the field, although office space is provided if needed. Walking is required for property tours and may expose Property Managers to weather conditions. It may be necessary to lift weights up to 25 pounds.
Pay Structure
This is a commission-based position that ties directly to the properties you manage. Expected commission range is $30,000 to $125,000.
