How do I apply to rent a home?

 

We offer the convenience of applying online. You may do this by visiting our Available Rentals page and clicking on the property of interest.  A new window will open up with more detailed information for that property and will contain a link at the top to "Apply" online.  If you are not already working with an agent, one of our agents can assist you.  

 

There is a application fee per applicant that is posted on each individual property.  No application will be processed until the fee is received.  We do not charge administration, move in, or technology fees.

 

Any additional occupants that are 18 years or older and will be living in the property but not on the lease must also pay the application fee for a background check.  This fee is non-refundable and is not applied to rent or security deposit expenses if the application is approved. Paying this fee is the last step of the application process when you apply online. 

 

How long will it take to process my application?

Applications can normally be processed within 1-3 business days if all information requested is provided.  We will run a credit report furnished by Experian (Vantage) Credit Bureau that must show a rating of 3 or less.  We will rate each credit account on a scale of one to ten and then calculate a total score based on the average of all credit accounts.  Medical accounts and education loans are excluded.  Judgments, liens, or foreclosures are rated as 10 and averaged with other consumer credit lines.  If the average rating is between 3 and 4, and references from past landlords and employers are positive, a co-signer or double security deposit may be considered depending on the property owner.  In order for a co-signer to qualify, they must have unblemished credit, own property in NC, and have lived in NC for at least one year.  Previous eviction filings are grounds for denial regardless of credit history as are monies owed to a previous or current landlord.  Criminal history is checked (call for details before applying).  Not reporting a prior conviction on your application will result in a denial.  

This is a general summary of our qualification criteria.  Since we represent individual owners, some property owners may have more stringent credit requirements, reasonable occupancy restrictions based on septic permits, pet restrictions, or security deposit requirements.
